What is operational BIM – Definition
Operational BIM is a sufficiently detailed but not exaggerated, always up-to-date 3D building documentation including barcode or RFID inventory of managed assets that is available both in the office and at the place of work.
The new Operational BIM aims to reduce cost and ensure a more efficient operation. Advantrus FM Consulting replaces the as-built design and drawings with a complete 3D digital and graphical model. All data, assets and inventory are stored in one single digital platform. The new program reduces the risk of data loss due to employee or service provider loss.
Advantrus’ Operational BIM creates a digital twin of buildings. The digital twin provides easy-to-access and accurate records for building operations, facility management and commercially viable retrofit opportunities. The created BIM models can be used as a data source integrated to building related software systems like CAFM and BMS and can be utilized as their integrated graphic interface. All data is available on any digital device, including smartphones or tablets. The model created in each project can easily be maintained and kept up to date by trained personnel or appointed service providers.

The project begins by creating a 3D Graphical BIM model of the designated building using the OrthoGraph surveying technology with exact measurement and maintenance point positions. The created BIM Building documentation is designed for building operation purposes and is easy to update during the entire lifecycle of the building as part of the daily operational workflow. The speed and accuracy of the surveying process using the Operational BIM technology is the driving force to capture building data with precise measurements, assets & inventory of up to 2,000m2 per day, per surveyor.
The user-friendly digital BIM allows for any changes to be made to the project as the building is constructed. The 3D model is built with to-the-centimeter accuracy and can be altered during the construction phase. This ensures not only a complete 100% accurate asset database, but the Operational BIM Model will never be obsolete throughout the life of the building.
The system provides accurately measured and calculated data, such as exact net leasable area and other revenue projecting measurements. At the end of the project, all data is owned by the customer for their continuous future use and can be exported in a variety of formats including DXF, IFC, PDF, Excel, JPG and PNG, among others.
